Political Signs
are permitted to be displayed within the city limits
of Bellbrook in conformance with the following
requirements:

Political signs must be placed outside the
limits of the public right-of-way on private
property

In neighborhoods where sidewalks are present,
the sign should be placed on the property side
of the sidewalk, not the street side

In neighborhoods that do not have sidewalks, the
sign should be placed a minimum of 10’ off the
edge of the pavement or roadway

Sign sizes shall not exceed 6 square feet total
sign area in residential districts and 16 square
feet in business districts

Signs should be removed 7 days after an election
Temporary Signs
During the warm weather, activity increases for
temporary signs throughout the City. The Bellbrook
Zoning Ordinance outlines the regulations on these
signs. Garage sale, contractor work and real estate
sale signs are only allowed on the property where
the sale is taking place. The Ordinance protects
the rights of property owners residing on street
corners to prevent the placement of these types of
signs on private property. Additionally, signs that
say SOLD, LEASED, RENTED etc. are not permitted.
Lead-in signs at intersections and signs placed on
telephone poles or traffic signs are NOT permitted.
Sign size is limited to 6 square feet per side.
Illegal signs are confiscated and owners of the
signs may be faced with a zoning citation and fine.
The only time the Ordinance is relaxed is during the
Community Garage Sale held in May with permission
from City Council.
Property Maintenance
As the summer continues, please remember that grass,
shrubs and trees need to be maintained. The
Ordinance requires that property owners maintain
these items on their property so that there is an
unobstructed view of traffic from all directions and
low hanging trees and shrub branches should not
interfere with vehicles or pedestrian use of
sidewalks and/or streets. Also, property
maintenance may affect the value of a house or
neighboring houses. Please be considerate of your
